The land market in Ukraine has reached 1 million hectares

Since the opening of the agricultural land market in July 2021, more than 330,000 purchase and sale agreements have been concluded in Ukraine, according to the Ministry of Economy. The total area of land that has changed ownership during this time has reached 1 million hectares. This was announced by Deputy Minister of Economy, Environment, and Agriculture of Ukraine Denys Bashlyk on the national telethon “Yedyni Novyny” (Unified News).

According to him, despite the full-scale war, the market is showing stable development. The average price per hectare of land has increased by 96% since the market was launched and stands at over UAH 64,000 per hectare at the beginning of 2026.

The leader in terms of the number of deals concluded is the Sumy region, where over 32,000 land plots have been sold. Poltava and Chernihiv regions are also among the regions with the most active markets. The fewest deals were recorded in Volyn, Rivne, and Zaporizhzhia regions.

At the same time, only about 3% of Ukraine's total agricultural land is currently in general circulation, which indicates gradual and controlled market development.

According to Denys Bashlyk, earlier fears about the mass sale of land or its purchase by foreigners have not materialized. Ukraine has safeguards in place that prevent foreign citizens or companies from buying agricultural land.

Today, there are two main categories of buyers on the land market: agricultural producers who buy land for cultivation, and investors who view land as a long-term asset and lease it out. Both categories generate stable demand and support the growth in the value of land assets.
